High returns mean you need "bang for your buck". This is achieved by receiving relatively high rental income versus the property value.

Using mortgages allows us to earn from the bank's money

Obtaining mortgages means we can buy more property and therefore achieve better income.

We strike a balance between earning healthy returns and protecting our money. We don't put all our eggs in one basket, which is why our portfolio is well diversified both geographically and the types of properties we invest in.
